10th Fairway Office Park ready to tee off
With Hillcrest Office Park filled, Mahar Homes is turning its attention to the other side of North Phoenix Road.
10th Fairway Office Park, just under three acres adjacent to Rogue Valley Country Club, will feature three larger buildings than the recently completed complex across the street.
The 23,050-square-foot project goes before the Medford Site Plan & Architectural Commission in the Council Chambers at noon Friday.
While it took a decade to construct 10 buildings, containing approximately 40,000 square feet, Mahar Homes President Randy Jones said the proposed project likely will go much faster.
"We built Hillcrest Office Park through the Great Recession," Jones said. "It took a little longer, but it's all leased up."
With minimal space available at the firm's other office parks, Jones said, it was time to bring 10th Fairway to fruition.
The 10th Fairway Planned Unit Development, envisioning 33,096 square feet of commercial space, received its preliminary approval from the Planning Commission 13 years ago. Infrastructure and building pads were completed a decade ago, but the development went dormant during the recession. In May 2015, the resuscitated project, with revisions to include general office and medical office uses, was approved. Mahar Homes proposes three buildings with two suites, ranging from 2,108 square feet to 4,796 square feet, on Signature Court, off of North Phoenix Road.
"Hillcrest has been a very successful office park," Jones said. "This is going to complement Hillcrest, but not look like it 100 percent."
Hillcrest Office Park reflects the neighboring orchard, vineyard, winery and historical buildings.
"We used schematic elements, such as cupolas to complement what was historically there," Jones said. "Because the buildings are larger, we will have parapet walls and roofs. The buildings will have a bigger footprint and the scaling will be different."
Once engineering and structural drawings are completed, Mahar Homes will confer with potential tenants. Construction is expected to begin in mid-2018.
The commission also will consider Columbia Care's proposed 6,962-square-foot crisis resolution center on a 1.4-acre lot on Juanipero Way. The residential behavior facility will provide a location for Columbia Care to access, evaluate and stabilize 14 clients, who will be cared for by 19 employees working three shifts.
